Orbit Lots — Mobile Home Park Software
ORBIT-LOTS.COM

Run your whole mobile home park from one place.

Lot rent, utilities, residents, and the month’s billing — handled together, in one program built for park owners.

What it does

Everything the month asks of you, in one program

Orbit Lots is grouped the way you already think about your park — the money, the books, the people, and the day’s work.

Billing & money

  • ✓Every lot has its own rent. You set the rent lot by lot — no two lots have to match.
  • ✓One billing run for the whole month. Lot rent, park-owned home rent, flat utilities, metered utilities, and add-ons are charged to every resident in a single pass.
  • ✓Meter readings do the math. Enter each lot’s water and electric reads and the charges figure themselves.
  • ✓Split a utility bill across lots. Divide the park’s bill by a formula you choose, and see how much of what you paid came back from residents.
  • ✓A record for every resident. Each charge and payment lands on that resident’s own ledger, and each run ends with a clear list of who owes what.
  • ✓Late fees, your way. Fees are added after a grace period you set — never before.
  • ✓When someone falls behind. Balances are grouped by how long they’ve been owed, payment plans are tracked, and notice letters print with the resident’s real figures filled in.

The park’s books

  • ✓Money in, money out. One register per park for rent, utility money, fees, repairs, insurance, taxes, and the rest of the park’s business.
  • ✓A profit & loss for every month. See what the park made and what it spent, month by month and for the year so far.
  • ✓Ready for tax time. Send the books out as a spreadsheet file your tax preparer can open.
  • ✓Nothing counted twice. A payment or a work-order cost can be posted to the books once — the program stops a second posting.
  • ✓Take everything with you. A full export of your park’s records is yours to download at any time.

Residents

  • ✓Residents and leases on file. Who lives on each lot, the home on it — theirs or the park’s — and the lease that goes with it.
  • ✓Each resident sees only their own page. Their balance, their record, and a pay button that uses your park’s own payment link.
  • ✓Open lots, shown to the public. Your available lots appear on a public page, and applications from it land in your review list.
  • ✓Approving an applicant is one flow. It creates the resident and the lease together — no retyping.
  • ✓Renewals and move-outs, written down. Renew a lease with its letter, and close a move-out with a settlement statement showing the final balance and any deposit refund due.
  • ✓A notices record per resident. Late notices, rule reminders, and rent changes are logged, so there is always a paper trail.

Day-to-day work

  • ✓Residents can ask for repairs themselves. A request from their page becomes a work order you can assign and follow.
  • ✓Finished work stays on the record. Completed jobs remain visible with who finished them and when — they don’t vanish with a checkmark.
  • ✓One list to start the day. The Operations list shows who owes, leases ending soon, open work, meters still unread, and applications waiting.
  • ✓Bring your records in for free. Load lots, residents, and opening balances from a spreadsheet — the importer checks the file and shows you any problems before anything is saved.
  • ✓A waiting list for full parks. Keep the names of people who want a lot, in order, for the day one opens.

Try the idea: one run bills the whole park

Below is an example with made-up lots and rates. Press the button and watch each resident’s total build from the same parts the real billing run uses — lot rent, home rent, utilities, and add-ons.

LotLot rentHome rentUtilitiesAdd-onsTotal
Lot 4$425—$86——
Lot 11 · park-owned home$450$300$112$25—
Lot 19$400—$64——
Lot 23$475—$98$15—
Totals appear when the run finishes — and in the real program, each total lands on that resident’s ledger.
Who it’s for

Made for owners and managers

If you own the park and someone else runs the day-to-day, you each get your own login — and each login only opens what that job needs.

THE OWNER

You see the whole park

Everything in the program is open to you, including the parts that are yours alone:

  • ✓The books — the register, the profit & loss, and the exports
  • ✓Your plan and your billing settings
  • ✓The park’s payment link and billing rules
  • ✓Inviting or removing a manager
THE MANAGER

They run the day, nothing more

A manager’s login covers the daily work of the park:

  • ✓Lots, residents, leases, and applications
  • ✓Billing runs, payments, and meter readings
  • ✓Work orders and resident notices
  • ×Never the books, the plan, or the payment settings

The separation is built into the program itself, not just into the menus — a manager’s login cannot open the owner’s pages at all.

New to park owning?

Bought your first park? You’re the normal case here.

Most mobile home parks in this country belong to people who own one park and run it without office staff. Orbit Lots was built for exactly that owner — including the one who is still learning the job.

So the guidance is built into the program itself, in plain words, at the moment you need it. Nothing to look up somewhere else, and no question you have to feel new for asking.

Read the Beginner Guide

  1. Getting started walks you through setup, in order

Your park first, then your lots, your payment link, your residents, and your meters — each step opens the very screen it describes.

  2. Every screen carries a short “What is this?” note

A billing run, a ledger, a grace period — each one is explained in a sentence or two, right where you’re standing.

  3. The Beginner Guide lays out the month

What happens when rent is due, when meters get read, when billing runs, and what to check each week — the rhythm of running a park, written down in one place inside the program.

  4. Your first billing run starts as a rehearsal

Before anything is charged, you see exactly what every resident will be billed and confirm it. Only then does the run post.
