Terms of Service
The agreement between you and Orbit Lots, in plain words.

1. What Orbit Lots is
Orbit Lots is an online program for owners and managers of mobile home parks. It keeps records of lots, residents, and leases; runs monthly billing; keeps a bookkeeping register; tracks maintenance work; and provides a page where each resident can see their own balance. Orbit Lots is a record-keeping and billing tool. It does not collect rent on your behalf, hold your money, or act as your property manager.
2. Your account
You are responsible for the information you enter and for keeping your login details safe. The account holder is the park owner. The owner may invite managers, and managers use the program under the owner’s account and the limits described on this page: managers do not have access to the park’s books, the subscription plan, or payment settings.
3. Plans and billing
- Plans are billed monthly, in advance, at the prices shown in the Pricing section of this website. Additional parks are available on the Portfolio plan at the per-park price shown there.
- There is no long-term contract. Your plan renews month to month until you cancel.
- Each plan covers the number of parks and lots stated in the Pricing section. Lots on a multi-park plan are pooled across the parks it covers.
- If a payment fails, we will let you know and your account will be marked past due. Your records are not deleted for a failed payment, and your parks keep working while payment is retried.
4. Cancelling
You can cancel from your plan screen at any time. Cancellation takes effect at the end of the period you have already paid for, and the exact date is shown on screen before you confirm. You can undo a cancellation before that date. After the paid period ends, billing stops and your account becomes view-and-export only: you can still sign in, see your records, and download your data. Nothing is deleted when you cancel.
5. Your data belongs to you
The park, resident, lease, billing, and bookkeeping records you enter belong to you. You can export them at any time from inside the program — a full export of your park’s records is always available to download. We do not sell your data. If you close your account, you may request a final export before closure.
6. Resident payments
Residents pay through a payment link that you provide in your park settings. Payments go through your own payment provider under your agreement with them. Orbit Lots does not process or hold resident payments.
7. Fair use of the service
Use Orbit Lots only for managing parks you own or are authorized to manage. Do not enter information you have no right to enter, do not attempt to reach another customer’s records, and do not use the service to send unlawful notices. You are responsible for following the landlord-tenant and manufactured-housing laws that apply to your park, including required notice periods; letters and notices generated by the program use the figures and wording you provide or approve.
8. Availability and changes
We work to keep Orbit Lots available and your records safe, and we will give reasonable notice of price changes before they apply to you. We may update features over time; if an update removes something material to your plan, we will say so in advance.
9. Liability
Orbit Lots is provided as a business tool. To the extent allowed by law, our liability for any claim connected with the service is limited to the amount you paid for the service in the three months before the claim. Nothing in these terms limits liability that cannot be limited by law.
